Excelsa Village

This project was a specialised detailed urban design and resource consenting task for TDG.  It was a market-led project, presenting the particulars of an urban designed village with a range of new transect housing.

The 250 homes included a range of unit and housing typologies new to New Zealand.  It was designed integrating a proposed 5000sqm suburban retail node and a planned primary school.  The project also integrated community space to form a true living, working and recreational node.  The focal point retail centre comprised shared pedestrian/vehicle environments, safety management, street furniture, recreational environment space, and public facilities including planning for a local library.

TDG was proactive in providing strategic advice and the supporting detailed assessments needed to inform a sound decision making position.  Resource allocation was made to ensure transport and urban design detailing did not fall onto the critical path for the overall project.  The project was granted resource consent on a non-notified basis.
